Billing and Payment Rules
I am a tenant

You will make your sublease payment no later than the first day of each new month.

Payments are made via your Paypal acct that can be linked to a bank or credit card.

Credit card payments are accepted for lease payments when linked through a PayPal account.

This is standard practice to ensure that the space provided is paid for. The payment will be held in escrow till the end of the month to ensure that both the tenant and landlord lived up to the contract.

Inform us immediately as well as the landlord. Send pictures or videos to show discrepancy. All complaints must be made within 48 hours.
I am a landlord

Lease payments are made on the last day of the month.

Your lease payments will be sent directly to your designated account electronically on the last day of the month.

Payouts are done in the last day of the month to allow time for both the landlord and tenant to verify that the lease contract was satisfied for the month. That means the space as advertised was present and made available for use.

For billing:

We will require a valid credit card on file for the deposit and all sublease payments.

For billing, please note that for tenants, all monthly payments are collected in advance of the month of service.

For landlords, please note that all payments are released at the end of each month.

You communicate via the platform with the landlord. It is advised that all communication be via platform as we can not guarantee communications done outside of platform

The leases are typically month to month but prolonged durations can be set up at time of setting up lease.

For tenants, Sharemedspace.com allows tenants to sublease space at low cost and with flexibility with reduced need for expensive long duration leases. This means a person could sublease in an area where they plan prospective growth, get to start up and reduce cost while doing it.

Sharemedspace.com is a shared economy concept that allows clinician lease, property owners or clinical space lessors to take advantage of a flexible exchange marketplace and reduce their overall real estate cost. Unlike sites that offer space in their own buildings, Sharemedspace.com allows everyone to benefit from the flexibility and cost savings.

For each property listed, there is a $90.00 annual fee. This fee covers the costs of listing the property and hosting the information on the servers. This fee is collected at the time the property is listed on the site and paid via credit card or ACH payment.

Additional fees:

Sharemedspace.com collects fifteen percent (15%) of the total leasing cost when payments are collected and for the duration of the lease/sublease.

Booking Cancellation FAQ's

If your scheduled date is more than 21 days away from the date you want to cancel, you have the option to cancel the booking. You will receive a refund of 100% of the booking amount, excluding any transaction and platform fees, if applicable.

If your scheduled date is after 7 days but before 21 days, you can still cancel the booking. However, you will only receive a 50% refund. The remaining 50% will be refunded to the property owner, and this refund does not include any transaction and platform fees.

If your scheduled date is within the next 7 days, you will not have the option to cancel the booking. The cancel button will not be available.

If you book a property for a date beyond 7 days from the booking date, you can cancel within 24 hours and receive a 100% refund. After 24 hours, the cancellation will be applicable according to the scheduled date as mentioned in points 1, 2, or 3.

No, the refunds mentioned in the cancellation policy do not include transaction and platform fees. These fees are excluded from the refund amounts.
